Purchasing your first home is an exciting milestone, but it can also be a daunting financial commitment. As a first-time buyer in Ontario, there are several programs and incentives that can help ease the financial burden. Let’s explore some of the key perks available to you: the Land Transfer Tax rebate, the First-Time Home Buyers’ Tax Credit, the Home Buyers' Plan (RRSP), and the First Home Savings Account (FHSA).
When buying a property in Ontario, you're required to pay a land transfer tax. However, if you're a first-time homebuyer, you're eligible for a rebate that can significantly reduce this cost.
How it works: The Ontario Land Transfer Tax rebate offers up to $4,000. This means if the tax owed on your property is less than $4,000, you won’t have to pay anything.
Who qualifies? To qualify, you and your spouse cannot have previously owned a home. You must also use the home as your principal residence within nine months of purchase.
For buyers in Toronto, note that an additional Municipal Land Transfer Tax applies, but there’s also a rebate for that—up to $4,475—further cushioning the overall tax cost.
The First-Time Home Buyers’ Tax Credit is a federal incentive that provides a tax break to help with the closing costs of your first home.
How it works: You can claim a credit of up to $10,000, providing a tax reduction of $1,500 on your federal return. This can help cover legal fees, home inspections, and other closing costs, easing the financial burden of purchasing your home.
Who qualifies? You must not have owned a home within the last four years, and the home must be intended for your personal use. If you have a disability, you may qualify even if you're not a first-time buyer.
The Home Buyers’ Plan (HBP) allows you to withdraw funds from your Registered Retirement Savings Plan (RRSP) to purchase or build your first home.
How it works: You can withdraw up to $35,000 from your RRSP without being taxed, and if you’re purchasing with a spouse or partner, both of you can withdraw, doubling the amount to $70,000. These funds must be repaid to your RRSP over 15 years.
Who qualifies? To be eligible, you must not have owned a home in the last four years. The funds need to be in your RRSP for at least 90 days before withdrawal, and the home must be your primary residence within one year of purchase.
The newest tool for first-time homebuyers is the First Home Savings Account (FHSA), which combines the benefits of an RRSP and a Tax-Free Savings Account (TFSA).
How it works: You can contribute up to $8,000 per year, with a lifetime limit of $40,000. Contributions are tax-deductible, and any investment growth or withdrawals used to purchase your first home are tax-free.
Who qualifies? First-time buyers who are residents of Canada, aged 18 to 71, can open an FHSA. The funds must be used within 15 years of opening the account to purchase a home.
